Design and fixed bid
For kitchens, baths and additions, a design agreement (usually 4–8% of the project, credited to the build) buys drawings, selections and a fixed written price, line by line.
Contract and schedule
A plain-English contract: scope, named materials, start date, finish window, draw schedule, warranty. Never more than 25% down; payments follow finished milestones.
Permits and prep
We pull the city permits and protect your home: floor protection, dust walls, daily cleanup. You meet the crew before anyone swings a hammer.
Build
A named project manager, photo updates twice a week and one point of contact. Electrical, plumbing and HVAC by state-licensed trades, license numbers on every invoice.
Walkthrough and warranty
The punch list is signed before the final payment. Then your warranty packet: a written 3-year workmanship warranty plus manufacturer warranties in your name.

Wall down, island in
Took down the load-bearing wall to the dining room with an engineered, permitted beam; semi-custom shaker cabinets and a 9-foot quartz island. Old aluminum wiring found at the range circuit was photographed, priced in a written change order and replaced before drywall.
Primary bath, curbless walk-in
Full gut: curbless tile shower on a waterproof pan, double floating vanity, heated floor. The waterproofing was flood-tested for 24 hours before a single tile went on.
Primary suite bump-out
A 420 sq ft ground-floor addition, bedroom, bath and closet, with matched brick and roofline. McKinney permits ran six weeks, and the owners heard that on day one.
Covered composite outdoor room
A 360 sq ft composite deck with a shingled roof tie-in, ceiling fans and a gas line for the grill. The roof tie-in was engineered and permitted, the step that keeps flashing from leaking.
Hail claim, Class 4 upgrade
Spring hail took the north slopes. Documented inspection, met the adjuster on the roof, supplement approved for decking found at tear-off. The owner paid the Class 4 difference and the deductible, as the law requires.
Limb through the garage roof, 11 PM
A storm dropped a limb through the garage roof at night. The on-call crew tarped and boarded it by 1:30 AM; the permanent repair was quoted the next business day and finished that week.
Texas doesn’t license remodelers. So judge us by what’s verifiable.
Anyone with a truck can call himself a contractor in Texas, which is why we over-prove it. Every line below is the kind you can check.

- Homestead protection, shown without asking. On homestead projects over $5,000, Texas law requires your payments to sit in a dedicated construction account; we show you the verification.

Paying your deductible is the law
Most Texas policies carry a 1–2% wind and hail deductible. It is illegal in Texas for a contractor to waive or absorb it, so we never offer a free roof.
RCV and ACV, in one line
Replacement cost pays what a new roof costs; actual cash value pays the depreciated value. Check which one your policy says before the storm.
File inside your policy window
Many Texas insurers expect wind and hail claims within a year of the storm. The inspection report is yours either way.
Tarping and water mitigation
We stop the damage first and do paperwork second. Roof tarp, board-up, burst-pipe tear-out: mark it urgent and the on-call crew goes out. A flat emergency fee of $500–$1,500 is quoted before anyone rolls.

Why is your bid higher than the other guy’s?
Usually because ours includes what his leaves out: permits, floor protection, haul-off, licensed plumbing and electrical, and a visible contingency line. Put the two bids side by side and check whether his names the cabinet line, the tile and the fixtures. We’ll walk through both with you, free.
How much do you need up front?
No more than 25% down, and on small jobs often nothing until materials are ordered. Every payment after that follows a finished, inspected milestone, and the final payment comes after you sign off on the walkthrough.
Do you offer financing? Is it a rip-off?
We offer it, and we’ll tell you when not to use it. A 0% promo costs us a dealer fee, so ask for both the cash price and the financed price. If you have a cheaper home equity line, that may be the better money.
How long will my kitchen take, and can I live at home?
A refresh runs 2–4 weeks, a mid-range remodel 6–10 weeks, a full gut 12–20 weeks. Cabinets arrive before demo starts. Yes, you can live at home: we set up a temporary kitchen station, seal the work zone and clean up daily.
What happens when you find something bad behind the wall?
Work in that area pauses, you get photos and a written change order with a price, and nothing moves until you approve it. That is what the contingency line is for, and if it isn’t used, you keep it.
Texas doesn’t license contractors. How do I know you’re legit?
Ask for what is verifiable: the certificate of insurance before work starts, the RCAT roofing license, and the state license numbers of every electrician and plumber on your job. A contractor who hesitates on any of those is telling you something.
Who is actually in my house?
Our demo, carpentry and tile crews are our own employees, led by a named project manager. Plumbing, electrical and HVAC go to the same licensed partner companies every time, and their license numbers appear on your invoice.
Will you handle my hail claim so I don’t pay anything?
No, and please run from anyone who says yes. Waiving or absorbing a deductible is illegal in Texas. What we do: a free documented inspection, meeting your adjuster on the roof, handling supplements, and building at the approved price.
